Single-Storey vs. Two-Storey House in Ghana: Which Should You Build? [2026]

A second storey costs more per square metre to build but less per square metre of plot. A practical comparison for Ghanaian plots and family needs.

Single-Storey vs. Two-Storey House in Ghana

For a given number of bedrooms, should you build out or build up? This is one of the earliest decisions in planning a Ghanaian home, and it depends less on personal taste than on plot size, budget sequencing, and site conditions.

The Core Trade-off

FactorSingle-StoreyTwo-Storey
Cost per m² of floor areaLower — no upper-floor structural slab, staircase, or extra foundation depthHigher — typically 10–20% more per m² due to structural loading and staircase
Plot size neededLarger footprint for the same floor areaSmaller footprint — see our plot size guide
Foundation costStandard strip/pad foundationDeeper/reinforced foundation to carry upper floor load
Build-in-stages friendlinessEasier — build ground floor complete, extend sideways later if plot allowsHarder — adding a second storey to an unplanned single-storey house is a major structural project (see our extension guide)
Privacy/zoningLiving and sleeping areas share one levelNatural separation — living downstairs, bedrooms upstairs
AccessibilityBetter for elderly or mobility-limited residentsRequires a staircase; consider ground-floor guest suite for elderly relatives

When Single-Storey Wins

Large plot, standard budget: if your land comfortably fits the footprint (see the plot size table), single-storey is cheaper per square metre and simpler to build in phases
Elderly or mobility-limited household members: no staircase to navigate
You may extend later: a single-storey house with spare setback room can be extended sideways more easily than a second floor can be added afterward

When Two-Storey Wins

Small or narrow urban plot: a Townhouse-style two- to four-storey layout (see our house styles guide) is often the only way to fit 4+ bedrooms on a compact plot
You want to build the full house from the start: if the design is planned as two-storey from day one, the foundation and structure are sized correctly the first time — far cheaper than retrofitting a second floor later
Natural zoning: separating communal living space (ground floor) from private bedrooms (upper floor) suits many Ghanaian family structures, especially multi-generational households

Cost Illustration (3-bedroom, standard finish, Accra 2026)

LayoutApprox. FootprintApprox. Build Cost
Single-storey110–130 m²₵130,000–₵210,000
Two-storey (same total floor area)60–70 m² per floor₵145,000–₵230,000

The two-storey option typically costs somewhat more in total but needs roughly half the plot footprint — the right trade depends on whether land or construction budget is your tighter constraint. Run your own numbers with the free cost calculator, which accounts for storeys directly.

Deciding

1Measure your actual plot and check it against minimum footprint requirements for single-storey

2If land is tight or expensive relative to construction cost in your area, lean two-storey
3If budget is the binding constraint and land is ample, lean single-storey
4Either way, decide upfront — converting later is a structural project, not a simple addition
